A NEW study has found that Uttlesford has the highest median price for newly built housing out of all local authorities in Essex.

Home insurance broker One Sure Insurance analysed data from the Office for National Statistics to determine which local authorities in Essex had the highest median price for all types of newly built housing last year. These results were then compared and ranked from the highest to the lowest prices.

Uttlesford came first in the study with the highest median new housing price of £594,995. Uttlesford covers a largely rural area in the north-west of Essex, with London Stansted Airport lying within the district.

Braintree ranked second with a median new housing price of £510,000. The district is named after the town of Braintree and includes the towns of Halstead and Witham, along with surrounding rural areas.

Basildon came third with a median new housing price of £484,995. It is named after its largest town, Basildon and includes the towns of Billericay and Wickford, along with surrounding rural areas.

Maldon ranked fourth with a median new housing price of £455,000. The district is named after Maldon, the largest town, and includes the town of Burnham-on-Crouch and numerous villages.

Rochford came fifth with a median new housing price of £440,000. Most of the built-up areas are in the western part of the district, whilst Southend Airport straddles the border with the City of Southend-on-Sea.

Other local authorities in the top ten include Tendring, Colchester, Chelmsford, Brentwood and Thurrock.

A spokesperson for One Sure Insurance commented on the findings:

“This study provides valuable insight into the range of prices for newly built housing within local authorities across Essex. While it does not show us what the highest and lowest prices are, these median price points offer a perspective on the potential average cost for new housing.

“With countless new housing developments across the country each year and an increasing number of people looking into buying new homes, it would be beneficial to see whether these median price points remain the same for each area or might shift depending on the current demand.”
